Premium Living Starts With Clear Expectations

At Urban Sleep, we want every resident to feel safe, comfortable and proud of where they live. These house rules support a respectful community and help ensure that homes, shared spaces and wider buildings are looked after properly. The tone is simple: be considerate, take care of your space and treat others the way you would  expect to be treated yourself. Where issues do arise, they will be handled fairly and proportionately.

Look after your apartment and report issues promptly
Follow all health, safety and building access requirements
You are responsible for the conduct of your guests

Respect & Community

Residents are expected to behave respectfully towards other residents, staff, contractors and neighbours at all times.

Harassment, discrimination, threatening behaviour or abuse will not be tolerated.
Please be mindful that other residents may have different routines, study patterns and work commitments.

Noise & Consideration

Urban Sleep buildings should remain comfortable places to live, rest and study.

Noise should be kept to a reasonable level at all times.
Quiet hours apply between 11:00pm and 8:00am.
Persistent noise disturbance may be addressed by the management team

Anti-Social Behaviour

Any behaviour that negatively affects other residents or the wider community is not permitted.

This includes excessive disruption, intimidation, nuisance behaviour or deliberate damage.
Urban Sleep may take appropriate action where required.

Looking After Your Home

Residents are responsible for keeping their apartment or room clean, tidy and in good condition.

Waste must be disposed of correctly using the facilities provided.
Shared spaces should be left clean and ready for others to use.
Damage or maintenance issues should be reported as soon as possible.

Health & Safety

Safety is a priority across all Urban Sleep locations.

Fire exits, corridors and access routes must be kept clear at all times.
Fire safety systems and equipment must not be tampered with.
Residents should follow all safety guidance issued for the building.

Smoking & Substances

Smoking and vaping should only take place in designated areas where these are provided.

Smoking or vaping inside buildings may not be permitted unless clearly stated otherwise.
Illegal substances are not permitted anywhere on site.

Guests

Guests are welcome provided they do not inconvenience others or affect the safe operation of the building.

Residents are responsible for the behaviour of their guests at all times.
Guests must not cause noise, nuisance or security concerns.
Extended stays may require prior agreement.

Security

Residents should help maintain a safe and secure environment for everyone.

Doors and windows should be secured when leaving the property.
Do not allow unauthorised people into the building.
Report suspicious activity to the management team promptly.

Maintenance & Access

Urban Sleep may need access for essential repairs, inspections, servicing or safety compliance.

Please report issues promptly through the correct reporting channels.
Access should be provided for essential works with appropriate notice, except where emergency access is required.

Your Agreement

These house rules are designed to support the standards within your tenancy or licence agreement.

Where concerns arise, they will be reviewed and managed fairly.
Any action taken will be reasonable and proportionate to the issue involved.
