Inventory form

In order to record any issues with regards to your room upon your arrival, please fill in the Inventory Form and return it to your building email address. Along with any pictures to illustrate anything you would like us to be aware of. This is particularly important in order to ensure that you will not get charged from your deposit after checking out. Please note any scratches, damage and wear and tear already present when you arrive.

Please ensure you return this form to us within 48h of checking in.

 
 

Fire safety

Staying safe

Whether it’s your first time away from home or if you’ve already lived on your own before, it’s always useful to refresh your fire safety knowledge, especially when you are moving into a new home.

The most important thing is to get to know the property you live in including any fire escape routes, the weekly fire testing schedule and where the nearest call points and top familiarise yourself with the fire safety advice. In order to do so, please download and read the following documents:

Assembly points

Myrtle Street B fire assembly point is located on Bedford Close, opposite the main entrance.

Myrtle Street A assembly point is located on Myrtle Parade across the car park opposite the building.

Hardman House assembly point is located by the LJMU Aldham Robarts Library, on Maryland Street.

Copperas House assembly point is located across the road by St.Andrews Gardens

Please do not leave the assembly point until you have been accounted for and do not re-enter the property until you have been told it is safe to do so by the Fire Marshal or the Fire & Rescue Service.

Fire evacuation strategy

If you hear a fire alarm ring in the property, please evacuate immediately using the closest fire escape route which can be identified by following the green running man signs. Please note, alternative escape routes may be available to you, therefore it is very important to familiarise yourself with the property.

NON-STANDARD UNITS: If you occupy a 3 bedroom apartment in Bedford House or Myrtle Street Apartments with bedroom 3 window facing onto the walkway, you will be able to evacuate using the window of this room if there is a fire in the kitchen and you cannot get past it.

On discovering a fire in the flat’s communal area, you must evacuate through the alternative escape route. This is done by breaking the emergency exit cover on the door of bedroom number 3. You then unclip the window restrictor whilst it is in its partially open position.

STANDARD UNITS: Studios and 4 bedroom apartments, 3 bedroom apartments where kitchen is separated by a door. You can evacuate using the corridor and main entrance door.

Take part in the termly fire drills. Please treat this as a real emergency and respond accordingly by following the evacuation procedure, but do not call the Fire Brigade during a fire drill. We will inform you in writing in advance about any scheduled fire drills.

Fire safety advice

  • In case of a fire alarm ringing, do not use the lift.

  • If there is smoke in your flat, please crawl close to the ground whilst following this procedure if it is safe to do so. If it is not safe to evacuate, please wait for rescue in your room or a safe area.

  • Keep the kitchen door closed at all times. When evacuating, please close doors and windows behind you where it is safe to do so to prevent the fire from spreading.

  • If you hear the alarm, evacuate the property immediately, do not stop to collect your belongings and make your way to the fire assembly point.

  • If you discover a fire, evacuate the property, activate the nearest red call point box located on your evacuation route and once you get to safety dial 999 to request the Fire Brigade. Don’t wait for Urban Sleep or someone else to do it.

  • If you have accidentally set off the alarm, then you must immediately contact the Urban Sleep Emergency Number on 0151 708 7000 option 4 and advise them what has happened. If you don’t, the Fire Brigade will be called and you may face unnecessary costs.

  • It is a criminal offence to tamper with fire equipment and Urban Sleep will discipline anyone found doing so. This includes removing or covering smoke detectors.

  • Anyone found to be tampering with fire equipment (or if evidence is found in your flat) will be charged a fine and reported to the University.

  • Please check the notice board in your building lobby to see when the weekly fire alarm testing takes place in your building.

  • All Urban Sleep student properties are non-smoking properties. This means you are not allowed to smoke in any part of the building and need to go outside the main entrance to smoke in a designated smoking area.

  • Anyone found to be smoking (or if evidence of smoking is found in your flat) will be charged a fine and reported to the University. Smoking fees in communal areas (kitchens etc.) will be divided between the tenants of that flat regardless of who is smoking in the flat.

  • Do not let large amounts of rubbish and cardboard accumulate anywhere in the flat, but especially next to sources of heat.

  • Do not store flammable materials close to a source of heat or ignition (i.e. paper near radiators).

  • Please ensure there are no items blocking the corridors, balconies and doors anywhere in your flat or the building.

  • Please make sure you switch all electronic devices off when leaving the property or going to bed.

  • Never leave cooking unattended.

  • Never mix water and hot oil.

 

Living in a community

At Urban Sleep we believe in creating a neighbourly and harmonious community. To make sure everyone can enjoy their freedom without causing nuisance to their neighbours, we have created a set of house rules which will guide you throughout your stay with us. You will find a full list of rules within your Tenancy Agreement.

General security

Please remember to always ensure your windows and doors are closed and secure before you go out.  Please keep all windows on ground and upper ground floors or in adjoining balconies closed whenever possible, even if you are in the apartment. Do not leave doors and windows open when you go out or go to bed. Always fully lock the bedroom door by turning the key/lock mechanism several times.

To keep yourself, neighbours and grounds safe, always make sure the gates and doors are closed behind you when entering or exiting the premises, beware of people following you into the building who may not live here.

LOCK OUTS/LOSS OF KEYS Some of our doors will lock automatically when they are closed so please remember to take your key with you when you leave your apartment. If you do lock yourself out or lose your keys, please let us know and a member of the team will let you back into your apartment.  Please note that there will be additional charges for key replacement if your keys are lost.

RESPECT We’re committed to providing you with excellent service and will treat you with respect at all times. We expect the same for our staff. We will not tolerate physical or verbal abuse towards our staff or any other person. Any customer who demonstrates unacceptable behavior will be evicted.

PROHIBITED BEHAVIOUR - we have a zero tolerance policy on:

  • Using abusive, violent and or threatening behaviour towards staff or other tenants.

  • Decorating without written permission from the Landlord.

  • Using unauthorised 3rd parties for maintenance, decorative or any other property work.

  • Changing, fixing, or installing any permanent fixtures, features or wired in appliances.

  • Bringing illegal, dangerous drugs or substances into the building or its grounds.

  • Smoking in the buildings, apartments and any communal areas.

  • Making noise audible outside your apartment, especially between 11 pm and 8 am

  • Ball games in any area of the internal and external areas of the building or its grounds.

  • Indulging in drunkenness or the use of illegal substances in our buildings or grounds.

  • Bringing any weapons or imitation weapons of any form into the building or it grounds.

  • Using the apartment, building or its grounds for any unlawful purpose.

  • Using the premises otherwise than for private accommodation.

  • Sharing the premises with an unauthorised person as their main residence or subletting.

  • Keeping any animals including birds, fish, reptiles, insects or mammals.

  • Washing your car, bicycle or any other vehicle within the grounds.

  • Allowing rubbish or dirt to build up to a point where it affects other people in the building or damages the property.

 

 


Property details and services

MAIL/DELIVERIES Post-boxes are located just inside the lobby on the Ground Floor. You will be given your post-box key when you check in.

If you have a parcel delivered that can’t fit in the post box, or needs to be signed for, we will accept it on your behalf at the reception according to Urban Sleep’s terms & conditions. Please let us know in writing if you would like to opt out from our parcel collection service.

Due to Covid-19 precautions, we may implement specific parcel collection procedures which will change regularly. Please contact your property team to find out the latest updates.  

HEATING throughout your Apartment is supplied from the electric heaters found in each room. We recommended tenants to turn off the heaters from the wall socket when not in use. DO NOT COVER the heaters or leave paper and combustible materials on or next to them.

WATER SAFETY As a good practice, we advise to take extra precautions when being absent from the apartment for more than 10 days. When you return to your apartment and turn your water supply back on, we advise to flush through all of the taps, showers and toilets without inhaling any of the steam/droplets before using these facilities again. All tenants are required to thoroughly clean their shower heads and taps at least once every 3 months.

INVENTORY Upon checking in you will receive an electronic inventory. Please return this form to us within 72h of collecting your keys and take pictures of the condition of the apartment upon arrival for your records to ensure a smooth deposit return at the end of your Tenancy.

SHOWER TRAPS Your en-suite bathroom has a walk in shower. To ensure that the water does not overflow into your bedroom or the room below, please clean your shower trap regularly and thoroughly by lifting the cover and pulling out the plug. We recommend at least once a week or anytime when you notice the drain is blocked. Please let us know if there are any issues and keep your valuables away from the bathroom floor and the surrounding area in case the water overflows.

BINS & REFUSE There is a Bin Store located in your property. Please make sure you tie your bin bags and put them into the bins and close the bin lids after each use.

DO NOT leave bin bags or rubbish on the floor/ground, or outside the building. Make sure your bin bags are not leaking before you take them out of the apartment. Do not drag the bin bags along the floor/ground or the pavement. Use double bags if needed. Do not put liquids in the bin bags. Do not leave bin bags outside your apartment.

The bin store is monitored and Tenants found to be littering or not disposing of rubbish correctly will receive fines.

CLEANING Tenants must keep their apartments tidy and clean, as to not encourage pests, foul smells or decay of the apartment. Any reports of the above will be investigated by Urban Sleep. Apartments will be inspected regularly (with written notice in advance) to ensure all Tenants are performing their obligations.
